All plans meet the 2006 I R C which is what Omaha currently uses.
How long does it take to get builder-ready plans?
Final plans are completed after 1 or 2 preliminary drafts.
I can't draw so how do I tell you what I'm looking for? Do you have pictures to pick from?
Most people know what they like and they will have pictures from different magazines and I just put it all together for them in one plan.
Can you alter the drawings if I change my mind about a floor plan detail or exterior trim?
Plans can be altered all the way through the process. If there are changes after the plans are done, there could be a hourly charge.
Will I know the cost to build so I don't end up with plans for a house I can't afford?
Rough building cost estimates can be given based on the square footage but a client should also be talking with a builder throughout this process as well. Sometimes it is a good idea to consult a builder first.
Do you work with the builder if he has questions while the house is being built?
I work with the builders all the way through. Before, during and after.
